Poligono Empresarial San Miguel (PESMA) II began the sales process of industrial lots, aimed to replicate the success of their first stage.


Claudio Brehm, an industrial broker of Colliers International for the Bajio region, informed in an interview that the first stage of the complex was sold in 4 years, what he classified as successful.  “It is the only Industrial Park in San Miguel de Allende as such, there are industrial areas, but it is the only park in the city with first level characteristics.  The first stage had 125 hectares, it began in 2014 and it is 100 % sold, this is the second and last stage,” he detailed.


The Poligono Empresarial has the conditions to house medium and large companies of the automotive sector, logistics, services, food, agro-industry, and even aerospace.

The minimal surface saleable is of one hectare, but according to Brehm, investment projects being settled demand 3 to 10 hectares, therefore they anticipate the industrial complex will have among 20 to 25 companies.


This second stage has 126 hectares divided into 7 blocks.  Among the services, they offer standout a fire protection system, an electric substation of 30 MVA with an available capacity of double expansion, water treatment plant and wells of industrial volume, as well as 6.4 kilometers of natural gas, undergrounded piping.  The average cost is 60 dollars per square meter.

  

REGION


Location is one of the strengths of the Poligono Empresarial San Miguel II, as it is located in “the heart” of the Bajio region, an area distinguished for their industrial activity and the growth of the automotive sector.


PESMA is located on the Federal Highway 111 Queretaro – San Miguel de Allende, at 55.1 kilometers from Queretaro and 69.9 kilometers of the Intercontinental Airport of this same entity, as well as 94.8 kilometers from the Bajio Airport.


The municipality has a population of 171,857 inhabitants, with an average of 22 years of age, while its Gross Domestic Product (GDP) amounts to 461 million dollars, which represents 1.5 % of the state GDP.  The services sector contributes to 75.2 % of San Miguel’s GDP.


INFRASTRUCTURE


Salvador de Anda Guzman, coordinator of Tourism Meetings from the Touristic Council of San Miguel de Allende, said that one of the objectives of encouraging this type of project is to position the city as a business destination and not only of pleasure.


“We are a Premium segment for you as companies.  We are trying to position the meetings segment, which is from Sunday to Thursday, it is very important to mention that the hotel tariff from Sunday to Thursday decreases up to 30 % regarding weekends,” said the representative of the Touristic Council before businessmen and potential investors gathered at the World Trade Center Queretaro.


The current “American Capital of Culture” has 149 hotels of 1 to 5 stars and 2,684 rooms; from these, 73 hotels can directly serve the meetings segment, since they have event rooms with capabilities for 10 to 700 people.


Also, San Miguel de Allende has a convention center that can house up to 700 people and 19 public enclosures for dinners and cocktails.  Likewise, the Touristic Council has an incentive program and of companions for the fulfillment of itineraries.


Services offered in the city includes more than 200 Mexican and international food restaurants, while for recreation there are zip lines, balloon flight and an archeological area 30 minutes of the municipal capital.


San Miguel de Allende has more than three golf fields, two of 18 holes and one of 9, as well as seven wine producer houses.


“The great attractive of the Poligono Empresarial is that you can join life quality, tourism, a place where to spend a good time and make business.  A few places can offer this combination.  There is also the subject of the automotive companies and the aerospace sector, which are the segments that have progressed, it is a regional issue,” ended Claudio Brehm.
